Real Estate Exam Prep 2017: 27 Free Tips to Ace Your Exam

Real estate exam prep is one of the last important steps towards becoming a licensed realtor. Unfortunately, all too often, it gets overlooked.

You’ve done the work. You’ve taken the classes. All that’s left between you and your real estate agent license: the licensing exam. Don’t worry, though – even if you’re a terrible test-taker (like me), using these foolproof strategies will help you to ace the exam and become a licensed realtor. Real estate exam prep is easy if you follow these simple tips:

1. Give Yourself Rewards.

Create a positive relationship between yourself and studying the material. Every time you finish a study session, give yourself a treat. Make studying immediately worth your while. The payoff will be worth it in the end, but make sure you encourage yourself along the way!

2. Try the Pomodoro Method.

Set a timer (on your phone, watch, oven, whatever) for 25 minutes. During those 25 minutes, don’t let yourself get distracted, and study as hard as you can. When the timer goes off, take a 5-10 minute break. Repeat as many times as you’d like.

3. Avoid the internet, if possible.

If your real estate exam prep materials aren’t on the internet, avoid the internet! We all love being up-to-date, but there are way too many distractions that could waste time and precious concentration.

4. Schedule Real Estate Exam Prep Study Sessions.

Personally, I study as soon as I get home; I don’t give myself a chance to get distracted. It’s become a part of my daily routine. I know that once I give myself a chance to relax, it’s a lot harder to get back to work. Make it a part of your daily routine, and focus on passing the licensing exam.

5. Find a study buddy.

Some people don’t study well with others, but if you can, it’s a really useful tool. Talking with someone about exam materials and bouncing ideas off others is a great way to learn.

6. Use Mnemonics to remember definitions.

Mnemonics are a great way to remember lists of information. For example, a mnemonic to remember America’s great lakes is “HOMES” (Huron, Ontario, Michigan, Erie, Superior). If there are definitions you need to remember, make a mnemonic!

7. Write Out Your Notes (yes, with a pen and paper).

Science has shown that we remember things better when we write them out physically. It might be way slower than typing things out, but if you study enough, time shouldn’t be a problem 🙂

8. Break Up The Studying.

You don’t have to get all your real estate exam prep done at once! If you schedule effectively, you should give yourself plenty of time to relax.

9. Exercise after studying.

Exercising after a study session can help to strengthen the synaptic pathways in your brain, making the memories “stick”. Plus, since the material’s fresh in your mind, it’s good to distract yourself with. I know I look for any distraction that’s available when I’m exercising 🙂

10. Hydrate.

Keeping yourself hydrated is important for your brain as well as your body – it will keep you more alert, and allow you greater stretches of concentration.

11. Remember what works for you.

Some people like studying at night; study better listening to music; some people like studying right after work, and some wake up early to do it. Tailor your real estate exam prep experience to what works best for your particular situation.

12. Treat your notes as a first draft, and fix them later.

The first time you write up notes, they may look pretty rough or messy. Don’t worry about that – a great way to review material is to rewrite it later, making sure the formatting is just how you like it.

13. Quiz yourself often.

Put yourself in a test situation: don’t let yourself look up definitions. Try to answer questions from memory. If you have a study buddy, ask them to quiz you, and if you don’t, try flash cards.

14. Look for answers in uncommon places.

Try getting some real-world experience in tracking down answers: if you know any real estate agents, ask them. Or if you don’t, try emailing local agents. Who knows, they might answer, and you might get a contact in the real estate business!

15. Breathe.

Recent studies have shown that a few minutes of meditation before and after studying can help to calm people down and reinforce memories. Try some breathing exercises before and after you study, and let me know if this tactic helps you!

16. Stay positive.

Just remember: you can do this. If you work hard, work smart, and stick to your schedule, the results will come. You might be nervous or anxious, but if you keep your eyes on the prize and work hard, you’ll be fine.

17. Read out loud.

If something is confusing you, try reading it out loud. If you can make it sound sensible while you speak, chances are higher that something will “click”. Next time you run into something you don’t get in your real estate exam prep, try reading it out loud a few times.

18. Relate what you’re learning to what you already know.

Think about why you’re learning what you’re learning. If it’s a related topic to something you’ve already learned, you should connect those pieces. If you picture yourself learning a web of interconnected topics instead of a bunch of unrelated facts, your studying will be much easier.

19. Don’t wait until inspiration strikes.

Stick to your schedule. Don’t wait until you want to study, because who wants to study? Stick your nose in the book, and get to work! Lots of little study sessions are much more effective than a few super-long, super-intense sessions.

20. Practice every day.

As mentioned above, consistency is key. If you make a schedule and stick to it, the results are going to show it, and if you aren’t consistent, the results will show that instead. Instead of “practice makes perfect”, think “practice makes passing”!

21. Pretend you’re teaching someone else (or have a really good friend willing to listen).

It’s said a lot because it’s true: one of the best ways to learn is to teach. If you can teach the material, you probably know it well enough for the exam. If you don’t have someone willing to listen to you blather on about real estate topics, do it to the air, or even put a picture up on your wall. Whatever it takes to get you to practice!

22. Bring study materials with you on-the-go.

Make sure that you have something (a small notebook, a glossary, etc.) that you can look at in your spare time. Waiting for coffee? Getting your oil changed? In the dentist’s waiting room? All great times to study!

23. Nix Netflix.

Trust me, this one’s as painful for me as it is for you. Hulu, Netflix, Amazon Prime: if they stream videos, I’m probably subscribed to their service. Unfortunately, they’re huge time-sinks, and in order to get the appropriate amount of studying done, it’s best to avoid them. Don’t worry – you can binge all you want after you’ve become a licensed realtor!

24. Take some Practice Tests.

There are a lot of free practice tests, like on Tests.com and PrepAgents.com, as well as paid options and even courses.  Which one is right for you depends on your studying style, but the free resources are a great place to start.

25. Take a walk before beginning your exam.

Instead of cramming up until the last minute, have faith in the studying you’ve already done. Relaxing before an exam will help your brain be more responsive and improve recollection. If you’ve done enough work beforehand, you shouldn’t have to read up until the last minute!

26. Remember Why You’re Doing This.

Read up on the benefits of a real estate license. Remember your career goals. Tell yourself that you can accomplish anything with enough work and preparation. Thousands before have succeeded, and you can too! Just follow the steps, and you’ll do great.

27. Confidence is Key.

Like I said at the beginning of this post: the hard part’s over. You’ve taken the classes, studied hard, and followed the above tips. On the day of the exam, you should be feeling confident in yourself and confident in the amount of work you’ve put in. The grade you get on the exam will be a reflection of all that work. No matter how bad you are at taking tests, if you follow these rules, I’m sure you’ll do great!

Get Your CT, NH, RI Real Estate License Online Through the “Reciprocity Rule”

Connecticut, New Hampshire, and Rhode Island have “reciprocal agreements” with the state of Massachusetts. This means that, if you get your real estate salesperson license in Massachusetts, you can transfer  your license to any of the other three states (after doing a bit of paperwork).  Massachusetts allows you to take your prelicensing courses online.

So, in order to get a Connecticut, New Hampshire, or Rhode Island real estate license online, all you have to do is take the prelicensing courses in Massachusetts.  Then, do the paperwork to transfer it to your home state (note: there’s a fee between $30 and $60).

Bam! Just like that, you’ve transferred your real estate license to your home state!

Why is this a good thing?

This offers potential real estate agents to take classes, even if they don’t have the time to attend in-person. Offering online classes allows more people the opportunity to switch careers, if that’s what they want to do. Simply put, it offers more flexibility to the student. Remember to check out the rules for your state, but if you live in Connecticut, New Hampshire, or Rhode Island, reciprocity can be a great resource for you.

Question:
What are the pre-requisites for taking the 60-hour pre-licensing course?

Answer:
Arkansas license law does not establish prerequisites for completing a 60-hour pre-licensing course. The course provider would impose any such restrictions. For a course to qualify as fulfilling an applicant’s pre-licensing educational requirement, the course must be offered by an accredited post-secondary school or by a school or organization licensed by the Arkansas Real Estate Commission


Question: 
How long is the validity of the 60-hour certificate issued for completing a real estate pre-licensing course?

Answer:
For salesperson applicants, the 60-hour certificate has no expiration.

However, broker applicants must complete sixty (60) hours of real estate education, of which forty-five (45) must be the commission developed Broker Pre-License Education course. Broker applicants must have completed their broker pre-license education within 36 months immediately preceding the date they apply to take the broker’s exam.


Question: 
When is post-licensing  education required and when must it be completed?

Answer:
A new salesperson must complete the 18-hour AREC post-licensure course within 12 months after the date the individual was initially licensed. A new broker must complete the 30-hour AREC post-licensure course within 12 months after the date the individual was initially licensed, unless the applicant wants to become an Executive Broker or Principal Broker. In that case, the brokers’ post-licensure requirement must be met before requesting such status as an Executive or Principal Broker.


Question:
I passed my real estate exam on January 15th. I applied for an active real estate license on March 15th of the same year. When must I complete my post-licensure requirement?

Answer:
It is to be completed by the end of March of the following year.

I passed my real estate exam on January 15th. I applied for an inactive real estate license on March 15th of the same year. I activated my real estate license with a brokerage firm on October 15th of the same year. When must I complete my post-licensure  requirement?

Answer:
It is to be completed by the end of March of the following year.

I passed my real estate exam on January 15th. I applied for an inactive real estate license on March 15th of the same year. My license has remained inactive for 18 months and I have not completed my post-licensure requirement. Can I now activate my license with a real estate brokerage?

Answer:
You can activate your real estate license only after you complete your post-licensure requirement.

I passed my real estate exam on January 15th, which was yesterday. I am going to activate my license with a brokerage on March 30th. May I go ahead and complete my post-licensure education prior to that date?

Answer:
No. Your post-license education must be completed after you are licensed, not before.


Question: 
I just completed two years as an active salesperson and want to obtain my brokers license. Can I apply my 18 hours of salespersons post-licensure  education toward my broker’s 30-hour post-licensure requirement?

Answer:
No. The salesperson post-licensure education and broker post-licensure education are separate courses. The salesperson post-licensure course cannot be used toward the broker post-licensure requirement.

I just obtained my brokers license but have not completed my post-licensure education. May I become Principal Broker of a real estate firm?

Answer:
No, you must complete your post-licensure education prior to becoming either an Executive Broker or Principal Broker.

When is continuing education required and when do I need to complete it?

Answer:
Licensees must obtain seven hours of continuing education annually to renew an active real estate license for the upcoming calendar year. Renewal for the upcoming year must be completed by September 30th of the current year to avoid penalty. After, September 30th, renewal can be completed with a penalty assessed. If an active license is not renewed for the upcoming calendar year prior to December 31st  of the current year, the license will automatically become expired on January 1st.


Question:
Do I have to complete my post-license education before completing my continuing education?

Answer:
This will depend upon the date which you were first licensed. You will have 12 months from the date you were first licensed to complete your post-licensure education. Satisfaction of your continuing education requirement will first be required upon your second active license renewal after you are licensed.


Question: 
Do I have to complete both post-licensure courses and a continuing education course the first year?

Answer:
This depends on the time of year that you became licensed. The post-licensure requirement is separate from and independent of the continuing education requirement. Your post-licensure education must be completed within 12 months of the date you applied for your salespersons or brokers license. Your continuing education requirement will begin after your first renewal of an active real estate license so that you will have to have completed your continuing education requirement prior to renewing your license for another year.

How can I determine whether a real estate course I’m considering will fulfill my annual continuing education requirement?

Answer:

Can continuing education be used for post-license education and vice versa?

Answer:
The AREC post-licensure curriculum consists of five 6-hour modules. Only those specific modules will fulfill a new licensee’s post-licensure requirement. Any one of those post-licensure modules will also meet a licensee’s annual continuing education requirement when an approved instructor offers the module, and as long as the module is not simultaneously being applied to a post-licensure requirement.


Question: 
I just completed a 16-hour course, which was approved for continuing education credit. Since my annual seven hour credit is only 7 classroom hours, can I apply the remaining 9 hours toward my brokers pre-licensing educational requirement?

Answer:
No, Commission Regulation 11.4 does not allow one course to be used for both continuing education and pre-licensing education.


Question: 
How long is my continuing education valid?

Answer:
Continuing education classes completed on or after October 1st may be used to renew a license for the upcoming two calendar years (i.e., a course taken on October 1, 2007 may be used to renew active for calendar years 2008 or 2009). Additional hours will be required for any time of inactive status.


Question: 
I plan to place my real estate license on inactive status for the next six years. If, while I’m inactive, I take continuing education courses annually, can I use that education to reactivate my license at the end of the six years?

Answer:
When transferring a license from inactive to active status, continuing education hours must have been completed in the year in which the license is activated or the preceding calendar year.

2. REGISTER FOR A REAL ESTATE PRE-LICENSING COURSE

The next step to becoming a real estate agent is to register for a real estate pre-licensing course. All states require that you pass some classes on real estate before the exam. The registration fee depends on the state and real estate school in which you enrolled. The class duration ranges from 24 to 210 hours. Most states are in the middle, however, requiring 50 to 100 hours. Pre-licensing classes expose the basics of real estate, such as legal issues, mortgages, contracts and property values.

You can take these classes at a brick-and-mortar school or online. The advantage of taking classes online is because you will get to work at your own pace, which is particularly useful for those who need to keep working their day job.

3. TAKE THE REAL ESTATE LICENSING EXAM

After completing the real estate course, you will want to sign up for the real estate agent licensing exam. We recommend that you take the exam immediately after completing the course for two reasons: one, the concepts you learned during the course will be fresh in your mind.  Two, the exam application paperwork may take some time to process. The sooner you register, the shorter the gap between finishing and obtaining your real estate agent license.

To register for the license exam, you need to fill out an application. This comes with a fee. You also need to provide a transcript that shows you passed your pre-licensing courses.

The test format varies from one state to another, but it’s normally a multiple-choice test that lasts for 1.5 to 3.5 hours. The test covers real estate laws (national and state) and principles of real estate. To pass, you must answer 70 to 75% of the questions correctly.

4. FIND A SPONSORING BROKER AND BECOME PART OF A BROKERAGE

Congratulations! You’ve passed your exam! However, before you can legally become a real estate agent, you will need to find a broker sponsor (licensed real estate broker) and also join a brokerage.

A real estate broker is someone who has a lot of experience in the real estate industry and has completed additional courses to obtain a broker’s license. This license gives them the right to operate and manage real estate.

5. SUBMIT YOUR REAL ESTATE LICENSE APPLICATION

Once you have found a broker who will sponsor you,  submit your application for a real estate agent license. The application will include your pre-license course transcripts and evidence that you passed your licensing exam.  The application normally requires an additional fee. If your license is accepted, you have now officially become a real estate agent!

6. JOIN THE NATIONAL ASSOCIATION OF REALTORS (NAR)

The NAR is an optional trade association for realtors. The main advantage of joining the National Association of Realtors is that you will have automatic list-sharing agreements with all other realtor members in your state. This means that when a member signs an exclusive home for sale, all other members can show their clients and collect a commission on sales if they decide to buy. The NAR has a code of ethics that all members should follow.
